What wood rot repair is and when it's the right call.
The mechanism is removal of fungal-colonized wood plus substrate kill plus replacement with rot-resistant material. Wood-rotting fungi (most commonly brown rot Serpula lacrymans and white rot species in our region) penetrate the lumber as microscopic hyphae long before the surface looks bad. By the time wood feels soft to a screwdriver probe, the fungal network typically extends 8 to 12 inches beyond the visible soft zone into apparently sound wood. Cutting flush with the soft area leaves live fungus in place; cutting 12 inches beyond removes the active colony. Epp marks cut lines at the 12-inch margin, removes the rotted section with a reciprocating saw, and treats the exposed cut ends and any adjacent framing with a borate-based or copper-based end-grain preservative. Sodium borate (Bora-Care or Tim-Bor) for interior dry-after-repair applications, copper naphthenate for ground-contact or exterior applications. Replacement lumber is selected for the use case: pressure-treated southern yellow pine for sill plates and ground-contact members, kiln-dried Douglas fir for above-grade framing where moisture has been corrected, or LVL engineered lumber where original-size dimensional lumber is no longer available. Connections are restored with code-approved fasteners and connectors. The water cause has to be fixed in parallel or all of this becomes a 5-year repair.

Probe and map the rot extent
Epp probes the affected member with a screwdriver or moisture meter. Soft wood is rotted wood, period. The crew maps the full extent of soft material, then extends the documented zone by 12 inches in each direction to account for the fungal mycelium that has penetrated beyond the visible damage.
Identify and confirm the water source
Epp will not cut out rotted lumber until the water source is identified. Crawl space moisture, failing gutters, missing flashing, ground-contact wood, or plumbing leaks each leave a different signature. Dave Epp identifies the cause and either schedules Epp's separate waterproofing scope alongside the rot repair, or refers the homeowner to a landscape or plumbing contractor.
Cut out rotted material at the 12-inch margin
Epp installs temporary support for any loads carried by the rotted member, then cuts through the marked lines with a reciprocating saw. The rotted section comes out as a complete unit including the 12-inch overcut buffer. Any rotted material in adjacent members. Connection plates, bearing posts, neighboring joist ends. Is documented and added to the scope before replacement starts.
