What joist repair plates is and when it's the right call.
Epp Foundation Repair assesses each damaged joist for failure mode: cracked or split (tensile failure), notched too deep (compromised capacity at a discrete point), end-rotted at the sill or post bearing (localized rot), or simply undersized for current load. A steel plate matched to the joist depth. Typically 1/4 inch thick for 2x8 and 2x10 joists, 3/8 inch for 2x12. Installs along the damaged section. Plate length runs 16 to 48 inches depending on the damage span and the load it needs to carry. Crews drill a matched bolt pattern through both the steel plate and the joist (typically 1/2 inch carriage bolts at 6 to 12 inches on-center), through-bolt the plate flush against the joist face, and torque to spec. For end-rot situations, Dave Epp's crew first removes the rotted wood, treats the remaining sound material with a borate preservative, and then plates across the affected section. Final read confirms the joist carries load and the floor above reads true.

Assess joist condition and select the right repair tool
Epp Foundation Repair inspects the damaged joist with moisture meter, dimensional measurement, and visual check for cracks or notches. Crews decide between sistering (full lumber joist alongside) and plating. Plates win when access is restricted or damage is localized to a discrete section.
Measure plate length and order matched material
Plate length matches the damage span plus 8-12 inches of overlap into sound material on each end. Typically 16 to 48 inches total. Plate thickness matches joist depth: 1/4 inch for 2x8 and 2x10 joists, 3/8 inch for 2x12. Holes are pre-drilled at the shop in a 6 to 12 inch on-center bolt pattern.
Prep the joist face
Epp Foundation Repair removes any obstructions (loose insulation, vapor barrier flaps, old wiring staples) from the joist face. For end-rot situations, crews chisel out rotted wood back to sound material, treat the surface with a borate preservative, and let it dry before plating against the prepared surface.
