Loess soils and the crack patterns they produce

Most of eastern Nebraska and western Iowa sits on wind-deposited loess. a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts. pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.

The Marshall and Sharpsburg loess series. dominant across the eastern Nebraska service area. are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.

Frost depth, freeze-thaw cycles, and horizontal cracking

Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.

In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode . consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.

When this isn't the right fix

Don't do crawl-space structural repair in a chronically wet crawl without sequencing waterproofing first. Sister joists and replacement lumber installed in a 65 to 75% humidity environment follow the failed wood within a decade. The crawl needs to dry to under 55% humidity over 30 to 60 days before new framing goes in, or Epp may decline the repair as a standalone scope. Also don't replace a joist when sistering will restore design capacity. Full replacement is warranted only when probe testing shows core rot or visible structural cracking; sistering meets code for sag correction up to 1 inch over a 10-foot span at 30 to 50% lower cost.

How we approach Crawl Space Structural Repair

Step 01

Laser-Level Survey and Moisture Mapping

Epp's inspector reads floor elevation at a 4-foot grid across the affected room, identifies the lowest point, and traces the support path down to the foundation. Every joist, beam, and sill plate section in the affected area is probed with an awl and read with a moisture meter. Members are marked green (keep), yellow (sister), or red (replace).

Step 02

Temporary Support and Crawl Access

Adjustable jack posts on plywood pads are set at the failure points to relieve load on the affected members. The temporary supports carry floor load while repair proceeds. They come out after permanent supports are in. A clear access path is established through the crawl entry and tarped to control dust into the living space above.

Step 03

Sister and Replace Structural Members

Sagging-but-sound joists are sistered with full-length 2x dimension lumber fastened by 4-inch structural screws at 12 inches on center, staggered top and bottom. Rotted joists are removed and replaced with new full-length members re-toe-nailed to sill plate and rim joist.
