How it works

What beam repair is and when it's the right call.

Epp Foundation Repair starts with temporary jack supports installed on cribbing under the failing beam. Load transferred off the damaged member before any cutting happens. Dave Epp's crew then assesses beam condition with moisture meter readings, dimensional measurements against current code, and a laser-level read on existing sag. Three repair paths exist: sistering attaches a new dimensional beam or LVL alongside the original with through-bolted carriage bolts at 12 to 16 inch on-center, doubling capacity without removing the original member from service. Reinforcing adds a 1/4-inch or 3/8-inch steel flitch plate sandwiched between two LVL members, suitable for spans where headroom prohibits installing a deeper beam below. Replacement cuts out the failed section entirely, slides a new engineered member into place, and re-supports it on new steel posts or existing helical piers. Each path ends with load transferred back gradually, jacks removed, and a laser-level verification that the floor above reads true within 1/4 inch.

Step 01

Install temporary jack supports and offload the failing beam

Epp Foundation Repair sets 4-6 jack posts on cribbing pads under the beam, taking the structural load off the damaged member before any cutting or fastening begins. Loads transfer gradually over 24 to 48 hours to prevent drywall and tile cracking on the floors upstairs.

Step 02

Assess beam condition and run load calculations

Dave Epp's crew measures sag with a laser level, checks moisture content with a pin meter (anything above 19 percent flags rot risk), and compares beam dimensions against current span tables. Output is a written repair scope. Sister, reinforce, or replace. With rough cost range.

Step 03

Execute the matched repair

Sister installs a new dimensional or LVL beam alongside with through-bolted carriage bolts. Reinforce sandwiches a steel flitch plate between LVLs. Replace cuts out the failed section and slides in a new engineered member. Every fastener pattern follows manufacturer spec or stamped engineering.
