Loess soils and the crack patterns they produce

Most of eastern Nebraska and western Iowa sits on wind-deposited loess. a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts. pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.

The Marshall and Sharpsburg loess series. dominant across the eastern Nebraska service area. are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.

Frost depth, freeze-thaw cycles, and horizontal cracking

Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.

In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode . consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.

Flexible polyurethane in this climate. Epoxy cures rigid with 7,000 to 12,000 psi tensile strength, which is right for basement interiors where temperature is stable and the wall doesn't move. Outside in Nebraska, Iowa, Kansas, or Missouri, freeze-thaw cycles work the slab 0.005 to 0.010 inch every cycle and thermal cycling expands and contracts a 12-foot section 0.02 inch between morning and afternoon in summer. Rigid epoxy can't flex with that movement and the bond fails in 3 to 5 winters. Flexible polyurethane sealants cure to Shore A 25 to 40 hardness, absorb the cycling, and last 10 to 15 years on exterior slabs. Epp uses UV-stable polyurethane formulations on every exterior crack repair.

When this isn't the right fix

Don't seal end-of-life concrete. Five or more structural cracks on a single slab, crumbling edges, or 40 percent or more surface spalling means the slab is finished and sealing buys 2 to 4 years before re-failure. Flatwork contractor replacement is the right scope. Don't seal a crack without addressing what caused it. A downspout eroding the sub-slab fill for 10 years will keep eroding it after the crack is sealed; the sealing fails in 12 to 24 months instead of 10 to 15 years. Don't use rigid epoxy on exterior concrete in this climate. Freeze-thaw and thermal cycling crack the bond in 3 to 5 winters; flexible polyurethane is the correct chemistry. Don't pay to seal a hairline crack narrower than 0.020 inch. Surface tension already keeps water out and the work is purely cosmetic. Don't call a foundation contractor for paint failure, salt spalling, or surface staining. Mason or decorative concrete contractor scope, not crack repair scope.

How we approach Exterior Concrete Crack Repair

A straightforward path from initial inspection to completed repairs.

Step 01

Inspect, Measure, Diagnose. Monitor If Questionable

Crack width measured with a gauge to the nearest 1/64 inch, length tape-measured, offset across the crack face noted with a straightedge, surrounding slab inspected for nearby cracks or settlement indicators. A glass or plastic crack monitor is bonded across the crack and re-measured at 30, 60, and 90 days when movement is questionable.

Step 02

Foam-Lift First on Settlement-Driven Cracks

When the crack came from settlement. Offset across the face, slab dropped on one side, void below. Polyurethane foam injection lifts the affected slab section back to grade before sealing. The crack closes mechanically as the slab geometry is restored. Done as a separate scope in the same site visit when access allows.

Step 03

Clean the Crack Face. Bond Depends on Prep

Crack cleaned with a wire brush and compressed air to remove loose concrete and prior failed sealant. Contaminated cracks (oil, salt residue, dirt) cleaned with a chemical concrete cleaner before sealing. Bond depends on a clean crack face; contaminated faces fail at the bond regardless of product quality.
