Condensation On Windows: diagnosed and explained.
Epp Foundation Repair gets called on window condensation roughly 300 times a year across the four-state territory, and Dave Epp's diagnostic rule on the truck is simple: measure the basement relative humidity first, the windows second. Indoor air at 70 degrees and 35 percent relative humidity has a dew point near 40 degrees, and any window glass colder than 40 degrees during a Nebraska or Iowa winter cold snap will form condensation regardless of what is happening in the basement. That kind of condensation is cosmetic. But on roughly 2 out of 5 inspections Epp finds basement relative humidity above 60 percent. High enough that moisture is rising through the house and the upper-floor windows are the visible end of a basement waterproofing problem. The diagnostic costs nothing and tells the homeowner which trade they actually need.
Four Signals That Point To A Basement Problem Rather Than A Window Problem
Condensation worse on basement windows than on upper-floor windows
Epp Foundation Repair treats basement-window condensation that exceeds upper-floor condensation as a near-certain indicator of high basement humidity from below-grade water intrusion. The closer the window is to the moisture source, the heavier the condensation.
Musty odor or visible mildew on basement walls along with the window condensation
Epp Foundation Repair logs concurrent musty odor or visible mildew growth as confirmation that basement relative humidity has been above 60 percent for extended periods. Mold germinates at 60 percent RH after 24 to 48 hours, so visible growth means humidity has crossed that threshold repeatedly.
Window condensation appears year-round, not only in deep winter
Epp Foundation Repair separates winter-only condensation (cosmetic, dew-point driven) from year-round condensation (basement humidity driven). Spring, summer, and fall condensation on interior windows almost always points to a moisture source inside the house. Most often the basement.
Efflorescence or water staining on the basement wall in the same season
Epp Foundation Repair correlates window condensation with concurrent basement wall efflorescence or water staining. The two symptoms together confirm a water intrusion path, and the upper-floor window condensation is the visible downstream signal of the basement problem.

How basement waterproofing specialists actually fix condensation on windows.
Solving condensation on windows means addressing the underlying soil, pressure, or settlement cause. Not just patching the visible damage. Below are the engineered solutions we install most often for this symptom in Nebraska, Iowa, Kansas, and Missouri homes.

Why basement water in Nebraska and Iowa needs a regional fix
Saturated clay backfill, 60+ freeze-thaw cycles per winter, and 35 to 40 inches of annual precipitation drive hydrostatic pressure against basement walls in ways that drier or warmer regions never see. Generic waterproofing approaches fail here because they ignore the soil and climate that put water against the wall in the first place.
Loess soils and the crack patterns they produce
Most of eastern Nebraska and western Iowa sits on wind-deposited loess. a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts. pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.
The Marshall and Sharpsburg loess series. dominant across the eastern Nebraska service area. are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.
Frost depth, freeze-thaw cycles, and horizontal cracking
Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.
In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode . consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.
"Foggy upstairs windows are not always a window problem. Roughly 4 out of 10 times we measure the basement and it's running at 65 percent humidity. Fix the basement and the windows clear up on their own. Without anyone replacing a single pane of glass."
