Dave Epp's crew then runs load calculations: original carrier size, current loads above (including any additions or remodel changes), span length, and post bearing condition. For spans under 10 feet, an LVL replacement often works. For spans over 10 feet. Common in mid-century ranches with open basement layouts. Epp Foundation Repair switches to a steel W8x18 or W10x22 I-beam, sized by a licensed structural engineer when the jurisdiction requires a permit. Installation requires removing the failed carrier in sections, sliding the new member into place, and re-supporting on existing posts or new helical piers if the original posts were rotted. Final laser-level verification confirms the floor above reads true.

Step 01

Install jack posts under every supported joist

Load distributes evenly across the temporary support, and the floor system stabilizes for 24 to 48 hours before any cutting begins on the carrier itself.

Step 02

Run load calculation and coordinate engineering

Dave Epp's crew measures span length, original carrier size, current loads above (including additions, second-story conversions, granite, or new HVAC), and post bearing condition. Spans over 10 feet typically require stamped engineering. Epp coordinates a Nebraska-licensed structural engineer when the jurisdiction (Lincoln, Omaha, Des Moines, KC suburbs) requires permits.

Step 03

Remove the failed carrier in sections

Epp Foundation Repair cuts the failed carrier into manageable sections. Usually 4-6 foot lengths, and removes each section while the temporary jacks hold the floor system. Original posts are inspected at this stage; rotted or settling posts get replaced with new steel adjustable posts on concrete footings or helical pier bases.
