Three causes account for most of what we see in our region: soil washout from water running beneath the slab (usually from poor surface drainage or a downspout discharging near the edge); poorly compacted backfill from the original pour settling over time; and erosion of the loess soils common in eastern Nebraska and western Iowa when saturated. All three leave voids beneath the slab, and voids collapse.

Yes, if the underlying soil issue has been addressed. If the drainage problem or erosion source is still active, a leveled slab will eventually re-settle. We flag any active drainage issues at the time of the job and recommend fixes, but the leveling itself can be repeated if conditions warrant it. Foam doesn't wash out, so if the slab re-settles it's from a new void forming, not the prior repair failing.

The injection holes (5/8", two to four per panel) are filled with color-matched caulk. They're visible up close and invisible from a car or normal walking distance. Lifted concrete often has a visible seam at the joint between the lifted panel and adjacent panels. That joint is typically caulked as part of the job.

Slabs with pervasive structural cracking throughout (not just at joints), spalling or scaling deeper than 1/2", or sections that have broken into too many pieces to move as a unit. Settlement without major cracking. Even significant settlement. Is usually liftable. We'll tell you honestly at the estimate if a section needs replacement rather than lifting.
