Loess soils and the crack patterns they produce

Most of eastern Nebraska and western Iowa sits on wind-deposited loess. a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts. pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.

The Marshall and Sharpsburg loess series. dominant across the eastern Nebraska service area. are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.

Frost depth, freeze-thaw cycles, and horizontal cracking

Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.

In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode . consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.

No. A vapor barrier is the third component in a three-part system. Drainage at the cove joint, a sump pump sized to the contributing area, and the barrier itself directing wall moisture to the drain. Installed alone on a wet wall, the barrier traps water behind the poly and grows mold within 30 to 90 days. Epp Foundation Repair will not install a vapor barrier on an actively wet wall without first addressing the leak source through crack injection, interior drainage, or exterior waterproofing. Whichever the diagnosis calls for.

Paired interior drain tile + sump + wall vapor barrier system: $7,500 to $14,000 for typical residential. 12-mil upgrade over 8-mil adds $0.40 to $0.60 per sf. Penetration sealing on each electrical, plumbing, or mechanical pass-through: included up to 8 penetrations; additional at $35 to $60 each. Written estimate after on-site inspection reflects your scope.

When this isn't the right fix

Do not install a wall vapor barrier on a wet basement wall without drainage in place. The barrier traps water behind the poly and mold colonizes the back side within 30 to 90 days. If the wall is actively leaking, Epp fixes the leak source first (crack injection, interior drainage, or exterior waterproofing as the diagnosis dictates), then installs the vapor barrier. Don't install a vapor barrier in a crawl space. That's a different product and detail set, covered on the crawl-space encapsulation page. And don't install a vapor barrier as a substitute for a dehumidifier on a humidity-only problem. The right fix is HVAC or supplemental dehumidification, not poly on the wall.

How we approach Basement Wall Vapor Barrier Installation

Step 01

Verify the Drainage Destination First

Before any vapor barrier work begins, Epp confirms the drainage destination at the cove joint is functional. Either existing interior drain tile with adequate sump capacity, or new drainage installed as part of the scope. A vapor barrier without verified drainage is a mold environment within 30 to 90 days.

Step 02

Wall Preparation and Material Layout

Wall surface cleared of loose debris, paint chips, and efflorescence at fastener lines. Polyethylene rolls cut to wall height plus 4 inches at top (for sill plate seal) and 4 inches at bottom (for drainage termination at the cove joint). Sheets staged with 6 to 12 inch overlap at vertical seams.

Step 03

Top Fastening to the Sill Plate

Top edge of the barrier is mechanically fastened to the sill plate with a 1-inch wide PVC or stainless vapor-barrier strip, pinned every 12 inches with masonry fasteners or framing screws. The strip captures the barrier's top edge so vapor pressure from the rim joist area above is contained at a fixed mechanical termination.
