The mechanism is controlled, incremental load transfer. Epp's crew runs a laser-level survey across the entire floor plane, mapping floor heights every few feet to identify both the low point and the cause beneath it. If joists sag mid-span, sister joists transfer the load. If a center post settled because the dirt floor crawl space soil compressed, Epp installs an engineered crawl space jack on a poured concrete pad. If the carrier beam itself sags, beam reinforcement spans the failure. If the foundation moved, helical or push piers stabilize the footing first. Leveling the floor before fixing the foundation just bends the new repair. Once the support repair is in place, Epp turns the jacks 1/16 inch per day. That rate matches industry standard for finished homes. Fast enough to complete in two to four weeks for typical sags, slow enough that gypsum drywall flexes without cracking and hardwood seams re-close instead of cupping. Laser-level survey of the entire floor
Epp's crew sets a rotating laser and shoots floor heights across the full floor plane, typically every 4 to 6 feet. The survey produces a contour map showing where the floor has dropped, how much, and in what pattern. Center sag, perimeter dip, single-room slope, or whole-house tilt.
Diagnose the cause from below
Epp enters the crawl space or basement and inspects the framing under each low area. Sagging joists, cracked or cupped beam, settled center post on a dirt pad, rotted sill, or foundation movement each leave a different signature. Dave Epp documents the cause with photos and measurements so the homeowner sees exactly what is wrong before any repair is priced.
Execute the matched structural repair
Epp installs the repair the diagnosis calls for: sister joists for joist sag, crawl space jacks on engineered footings for post settlement, beam reinforcement for beam sag, or helical/push piers for foundation movement.
