Loess soils and the crack patterns they produce

Most of eastern Nebraska and western Iowa sits on wind-deposited loess. a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts. pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.

The Marshall and Sharpsburg loess series. dominant across the eastern Nebraska service area. are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.

Frost depth, freeze-thaw cycles, and horizontal cracking

Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.

In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode . consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.

Walk the perimeter during or immediately after a 1-inch rain event. If water pools within 6 feet of the foundation directly below a downspout, around a low spot in the lawn, or along a path where neighbor-property runoff crosses your lot, the diagnosis is upstream. Yard drainage is likely the right tool. If water emerges from a basement wall crack or the cove joint without any corresponding surface water visible outside, the foundation itself is the issue and interior or exterior waterproofing is the right tool. When this isn't the right fix

Don't install yard drainage when grading itself is the source and a landscape contractor can regrade 30 perimeter feet for $1,200 to $1,800. That solves the same wet basement that $5,000 of catch basins would solve, and Epp will tell you so. Don't install yard drainage when the perched water table already sits at or above the proposed drainage depth, because the system becomes a passive water table rather than an interceptor; interior drain tile and a sump pump are the right tool. And don't install multi-zone drainage on a single bad downspout. A $30 extension does the job a $3,000 system was being asked to do.

Epp's installer visits during or within an hour of a 1-inch-plus rain to mark the actual flow lines, low spots, and discharge points the water uses. Flow lines are spray-marked on the turf for homeowner review. About one in three inquiries ends here with a Customized Repair Estimate recommending a $200 downspout extension and no other work.

Diagnose the Source and Scope the Components

Each wet zone gets matched to a source. Downspout dumping, lawn low spot, neighbor runoff, settled perimeter grade, and a component is sized to that source. Catch basins for chronic puddles, buried pipe for runoff conveyance, french drains for perched water interception, downspout extensions for roof runoff.

Utility Locate and Permit

Call before you dig, minimum 48 hours before excavation. Discharge points confirmed against local code. Most NE, IA, KS, and MO municipalities prohibit private storm-sewer tie-in without specific approval, so daylight, dry well, or sump tie-in are the workable options. Permits pulled where required.
