Framing Repair in Grand Island, Nebraska

Project Brief

The basement and crawlspace at this Grand Island property showed the effects of seasonal moisture infiltration and movement typical of the region's expansive clay soils. The exposed structural elements, deteriorating insulation, and bare soil floor created conditions where the foundation lacked adequate support and moisture control, leaving the structure vulnerable to continued settling and damage.

Epp Foundation Repair installed a complete support and moisture management system, beginning with interior drainage to direct water away from the foundation, followed by void fill to restore support under settled areas, and crawlspace encapsulation with a vapor barrier to eliminate soil moisture. The finished crawlspace now features a sealed, controlled environment with proper drainage infrastructure and structural reinforcement. The scope of work was fully documented with 14 on-site photographs throughout the project phases.

Framing Repair in Manhattan, Kansas

Manhattan, Kansas

The foundation beneath this Manhattan, Kansas residential structure had settled unevenly due to the expansive clay soils common to the region, which shift seasonally with moisture fluctuations and leave foundations without adequate deep support vulnerable to stress and movement. The crew identified areas of void space beneath the foundation beams where soil had eroded or settled away from bearing surfaces, creating gaps that compromised structural support. Epp Foundation Repair installed post beam jacks to stabilize and support the foundation beams and performed void fill work to restore bearing contact between the foundation and soil. The repair was completed over three site visits with a three-person crew, with all work documented through 75 on-site photographs to ensure quality and provide a complete record of the repair process.

Framing Repair in Juniata, Nebraska

Juniata, Nebraska

The foundation at this Juniata home was stressed by expansive clay soils that shift seasonally, causing uneven settlement visible in the concrete patio and compromising the wooden support structure in the crawlspace. The basement showed the original stone foundation blocks and wooden posts that lacked adequate support against the region's soil movement. Visible cracks in the exterior concrete indicated the foundation was no longer level. Epp Foundation Repair installed a post beam jack to provide deep, stable support for the home's structural system, along with interior drainage to manage moisture in the crawlspace. The crew completed the work over three site visits, with 72 on-site photographs documenting each phase of the repair process. Since 1994, Epp has addressed foundation settlement caused by expansive soils throughout Nebraska and the surrounding region.
