Engineered Crawl Space Systems Built For Your Conditions
Not every crawl space needs the same parts. Epp Foundation Repair installs engineered, brand-name systems for encapsulation, drainage, and support, then matches the pieces to what your crawl space actually has wrong. The point is the right system, not the fanciest label.
Let's take the first step toward a healthy home.
A local specialist will inspect your foundation, walk you through the findings, and send a clear estimate. no cost, no pressure.
What proprietary solutions is and when it's the right call.
An engineered crawl space system works because each piece is designed for one job and the pieces are built to connect. Start with the floor. A heavy reinforced vapor barrier, often 12 to 20 mil, lays across the dirt and runs up the walls, sealed at every seam and pier so soil moisture cannot rise into the space. Where water actually enters, a sealed drainage channel collects it at the perimeter and routes it to a sump basin, where a sump pump lifts it out and away from the house. This matters most in the Missouri River basin near Omaha, Bellevue, and Council Bluffs, where the water table sits high and spring snowmelt drives water under homes. For floors that have started to sag, adjustable steel support jacks set on engineered footings carry the load and can be tightened over time to take up movement. A crawl space dehumidifier then holds the sealed air below roughly 60 percent humidity, the line under which mold and wood rot do not advance. A secure access well and a sealed door finish the envelope and keep pests and outside humidity out. The reason a matched system outperforms a pile of generic parts is the seal. A barrier that is not bonded to a drainage layer leaks at the joint. A sump with no liner pulls silty water. A jack on bare dirt sinks. Engineered systems remove those weak points because the components are made to mate. Epp Foundation Repair sizes each part to your crawl space, its moisture readings, and its support needs, then documents the work with photos so you can see the finished system without going under the house. The result is a dry, supported, sealed crawl space with warranties on the products and on the installation.
How we install proprietary solutions.
Inspection and System Design
Epp Foundation Repair measures humidity, checks for standing water and sagging framing, and reviews the water table risk for your area. The crew designs a system from engineered components matched to what the crawl space needs, sorted into Must Do, Strongly Suggest, and Monitor so you see the priorities clearly.
Cleanout and Water Management
The crew clears debris and old material, then installs perimeter drainage and a sump basin and pump where water is entering. This handles the active water before the barrier goes down, which is required for a sealed space to stay dry.
Barrier, Support, and Conditioning Installation
Epp lays the reinforced vapor barrier across the floor and up the walls, sealed at every seam and pier. Adjustable steel jacks are set on engineered footings where framing has sagged, and a dehumidifier is installed to hold humidity below roughly 60 percent. A secure access well and sealed door close the envelope.
System Check and Documentation
The crew confirms every component is sealed, the sump cycles correctly, the jacks carry load, and the dehumidifier holds target humidity. Epp photographs the finished system and records the equipment models and warranties so you have a complete record.

Crawl Space Access Well
Epp Foundation Repair installs below-grade access wells that keep your crawl space entrance from collecting water, soil, and debris. A clean opening makes inspections, repairs, and routine checks far easier.

Learn moreCrawl Space Doors
An encapsulated crawl space is only as tight as its access point. Epp Foundation Repair installs sealed, insulated access doors that close off the entry where moisture, pests, and cold air sneak back in.
Learn moreCrawl Space Drainage
Epp Foundation Repair has built crawl space drainage systems across Nebraska, Iowa, Kansas, and Missouri since 1994.
Learn moreCrawl Space Jacks
Bouncy, sloping floors usually trace back to overspanned or weakened framing in the crawl space below. Epp Foundation Repair sets adjustable steel jacks on engineered footings to carry the load and stop the movement. Our goal is permanent stabilization, with some lift possible depending on conditions.
Learn moreCrawl Space Ventilation
Open foundation vents were supposed to dry out crawl spaces. In our humid Midwest summers they often do the opposite. Epp Foundation Repair sets up the right moisture control for your crawl space, which usually means sealing and conditioning the air rather than venting it.
